The Missing Voice in Hospitality Development

Over the years, I have had the opportunity to work on a wide range of hospitality projects, from luxury hotels and resorts to mixed-use developments, restaurants, airports, and branded residences.

One thing I have learned is that projects rarely struggle because of a lack of expertise.

In fact, the opposite is usually true.

Most developments involve talented architects, designers, operators, engineers, project managers, and specialist consultants. Each brings valuable experience and a clear understanding of their discipline. Yet despite the amount of expertise around the table, projects can still lose sight of what matters most to the owner.

The reason is simple. Every stakeholder views the project through a different lens.

Architects focus on the building and the guest journey. Designers focus on the experience and atmosphere. Operators focus on brand standards and operational requirements. Project managers focus on programme, coordination, and delivery.

All of these perspectives are important.

The challenge is rarely a lack of expertise. The challenge is getting all that expertise moving in the same direction.

Hospitality projects do not succeed because one discipline has done its job well. They succeed when design, operations, guest experience, and commercial objectives work together.

That sounds obvious, but it is often where things become complicated.

When Good Decisions Create Expensive Problems

Many of the issues hotels face after opening are not caused by construction mistakes or operational failures. More often, they are the result of decisions made during development that seemed perfectly reasonable at the time.

A restaurant concept may look exciting during presentations but prove difficult to sustain in the local market. A beautifully designed space may create operational challenges that increase labour costs for years. An outlet may be included because it completes the masterplan rather than because it serves a clear commercial purpose.

None of these decisions are necessarily wrong when viewed individually.

The problem is that they are often made in isolation.

As projects move forward, hundreds of decisions are made by different specialists, each focusing on their own area of responsibility. Without someone looking at the bigger picture, it becomes easy to optimise individual components while losing sight of how they affect the overall performance of the asset.

In my experience, the most expensive mistakes in hospitality are rarely dramatic. They tend to be small decisions that seem sensible at the time but gradually affect profitability, operational efficiency, or guest satisfaction once the property opens.

The Role of Independent Representation

This is where independent owner representation becomes essential.

An independent hospitality advisor brings a perspective that is different from architects, designers, operators, and project managers. Our job is not to replace any of these disciplines. Our job is to connect the dots between them and ensure that every decision remains aligned with the owner's long-term objectives.

We ask different questions. We challenge assumptions. We look at how individual decisions affect the overall performance of the asset. We represent the owner's interests when perspectives diverge.

The owner's perspective is unique. It is the only perspective that spans the entire lifecycle of the asset - from concept through opening and beyond. It is the only perspective that is truly focused on long-term value creation.

That is the missing voice in many hospitality developments.

The owner's voice. Independent. Informed. Focused on what matters most.
